The Rise of Modular Construction
A peak at innovative ways to disrupt real estate
There is an old saying “What got us here, won’t get us there.” For me, this statement could not be more true when it comes to real estate and more specifically the future of it.
For decades, the construction industry has been stuck in its ways, relying on outdated methods that slow down progress, drive up costs, and generate waste.
I’ve been in the construction industry for more than 20 years and I can tell you that its standard for people to rely on “experts” to figure this out (this includes home construction) and, perhaps we allow ourselves to think “it is, what it is.” I don’t blame you, there’s a lot to think about.
If you’re investing in real estate, you need to know that construction and repair costs have a massive influence on profitability. So, if you could drive those costs down, how do you think it would help?

The strategic importance of thinking outside the box.
The Outdated Methods of Traditional Construction:
The traditional construction process is inherently flawed. Sequential work, where each task must wait for the previous one to be completed, creates bottlenecks that extend project timelines.
Any change, mistake, or unforeseen issue can cause delays, waste materials and increase costs. To mitigate these risks, contractors often over order materials, leading to waste—sometimes exceeding 20%. This waste isn’t just a financial burden; it’s an environmental one, contributing to a larger carbon footprint.
Today’s world faces housing and labor shortages. Couple that with rising costs and constant destruction from major climatic events such as hurricanes, tornadoes and floods, we just can not make progress.
The industry’s slow pace and inaccuracy are not just inefficiencies; they’re liabilities in a world where speed and precision are increasingly important.
Modular Construction: Efficiency and Sustainability in Action:
Human error is one of the largest issues in any product. Design and construction has a lot of human inputs and it’s sad at just how many errors are made on a daily basis.
Modular construction is redefining how we think about building. By prefabricating sections or entire buildings in a controlled environment, modular construction eliminates many of the issues that plague traditional methods. The repetitive nature always provides a chance to perfect and optimize a product.
This process reduces waste, ensures higher quality, and accelerates project timelines. But beyond the immediate benefits, modular construction is a forward-thinking approach that addresses the pressing need for affordable housing.
As rents continue to rise, and the renovation cost properties become less accessible, we anticipate a shift toward more affordable living solutions, including modular build-to-rent communities.
Fact: The typical stick built home costs $233/sq. ft. while modular homes costs under $150/sq. ft.
The strategic importance of thinking outside the box.
Why is this shift important? When investing, we believe it’s critical to think long-term. The cost of living isn’t going down, the demand for affordable housing will only increase and the climate will not be letting up anytime soon.
In the next five to ten years, these issues will only worsen. Economic burdens will push renters in B-class properties down to C-class, or even into mobile homes and modular communities.
Recognizing this trend, we are making strategic decisions now to position ourselves to take advantage of this shift.
By investing in modular construction, we’re not just addressing today’s challenges; we’re preparing for the future and ensuring that we can continue to deliver value in an increasingly competitive market.
Fact: A typical modular home at 800 sq. ft. can be built in a factory in less than a week and setup at it’s final location in just a few days.
The construction industry is at a crossroads. Those who cling to outdated methods will be left behind, while those who embrace innovation will thrive.
Modular construction is more than just a new way to build—it’s a strategic investment in the future.
